<p>Why do things change? Do things just naturally change for the good overtime or do things gradually decay if left alone? How is momentum created? Why are some people upwardly mobile while others are downwardly mobile? Why do some companies grow each year as they look for new opportunities to reinvent themselves, while some companies shrink gradually while always talking about the &#8220;good old days?&#8221; These are the questions that my companies have been dealing with over the past few fews, and during the course of this article I will address each of them.</p>
<p>Why do things change?</p>
<p><span style="font-size:small;"><span style="font-size:small;">As a general rule, things change because they erode. As each river of variables enters into our lives, our families or our corporations they usually take a small piece of us everytime they pass through. A family member moves out of town because his job relocated him. Then we lose a friendship. At work your competition locally or internationally comes up with a new invention, innovation of efficiency program and now your company is looking to cut costs to remain competitive. Then someone loses a job. We get older and we gradually become less active. Things start to get sore. Thus, we get even less physically active. Over time we begin to atrophy and our bodies really begin to fall apart. The rains come down, and they wash away part of the soil as the water flows down hill. So are we do combat this natural erosion of families, friendships and finances? We must be intentional about becoming the change that we want to see.</p>
<p></span></span><span style="font-size:small;"><span style="font-size:small;"><span style="font-size:small;"><span style="font-size:small;"><span style="font-size:small;">Unless we want to fall victim to the natural erosion that is a part of life, we must show some resiliency. We must fortify our families, our friendships and our businesses with a series of elaborate dams and levies. We must be proactive about making those extra calls to family and friends. We must tend to those relationships like they are a garden. We must pull out the weeds, we must water them consistently by investing time in them. We must look for those bad apples who are poisoning our office cultures. We must not sit back and watch as nature takes its course. Nature is naturally anarchist. Leave things unattended and they will gradually fall part. We must be INTENTIONAL about setting up the systems, the accountabilities, the meetings, and the candor needed to FORCE positive change. Notice, you must FORCE positive change. It will not happen unless you FORCE it to happen. Momentum will never be created in your life or in your business unless you are INTENTIONAL ABOUT MAKING IT HAPPEN. Now let&#8217;s talk about some specifics.</p>
<p></span></span></span></span></span><span style="font-size:small;"><span style="font-size:small;"><span style="font-size:small;"><span style="font-size:small;"><span style="font-size:small;">Specifically, how do I create momentum at work and in my business?</p>
<p></span></span></span></span></span><span style="font-size:small;"><span style="font-size:small;"><span style="font-size:small;"><span style="font-size:small;">Now we get down to fun part. If you want to specifically create momentum at work, you must understand that entrepreneurship and work (in general) is usually a survival of the fittest, and one great big tenacity test. In terms of the commercial real estate industry or real estate in general. You won&#8217;t experience success unless you have a ton of leads. And you won&#8217;t have leads unless you have a ton of prospects. You won&#8217;t have a ton of prospects unless you are talking to a ton of people. And you won&#8217;t ever talk to enough people if you just talk to the people you know. Thus, you must call people that you don&#8217;t know. You must interact with people that you have never met before. Now this could be rough for you. However, your bank does not care how uncomfortable you are. You credit cards companies do not care about how uncomfortable this might make you. They just keep sending those bills. So essentially you are going to have to embark on a journey filled with consistency and diligence knowing that you will get rejected repeatedly. Thomas Edison tried to invent his famous first light bulb over 10,000 times before he finally made a concept and prototype that worked. How many rejections will you deal with? </span></span></span></span></p>

Upwardly mobile people choose to educate themselves each day and each year. Every year they seem to get smarter, because they are getting smarter. Upwardly mobile people make a plan for their day, their life and their future and they carry out this plan. Downwardly mobile just let life happen to them. Upwardly mobile people choose to implement a regime of daily tenacity that is not common in the world today. Upwardly mobile people choose to deny themselves the instant gratification that comes with buying things now, eating whatever they want, oversleeping, overeating, staying out late and being a slacker. Upwardly mobile people choose daily to discipline themselves so that they can reap the rewards. Downwardly mobile choose daily to not discipline themselves, thus the universal laws of universe deal with them. They get what they sew. They sew minimal effort, and they get minimal results.</p>

<p>As an entrepreneur my job is to essentially create something out of nothing by believing in what could be before embarking on a furious mission to turn my current reality into my ideal reality. I realize this sounds intense, extremely wordy and not possible, but this is what I do. In fact turning a less than ideal current reality into an ideal reality is what every successful entrepreneur does. Thus, given our current economic client, I believe that entrepreneur&#8217;s will be the people that pull us out of this recession, just like they have pulled us out of every other recession. So how do you grow your business in a recession? Good question, let&#8217;s talk about it.</p>
<p><strong></strong> </p>
<p>Before you can start growing your business in a recession, you have to ask yourself a quick question, &#8220;Self, has the recession really impacted my business or am I just not being proactive? To what extent has the recession impacted my business? How has the recession impacted my business? By what percentage, has the recession impacted my business and my overall sales totals?&#8221;</p>
<p>Let&#8217;s pretend that you answered the questions by saying, &#8220;Yes, the recession has actually impacted my business. My sales are down this year from last year. I see fewer customers then last year. My business has contracted by 7%.&#8221; Great, we have something to work with, now let&#8217;s get after it and let&#8217;s start making a plan to grow your business in a recession.</p>
<p>Increase your focus by 10% &#8211; In a recession, if your business is truly down by 7%, then you need to put out an extra 10% effort to compensate for the decrease. If you are used to working 40 hours per week, work 44. If you are used to taking a 1 hour lunch, cut it down to 30 minutes. If you are used to making 50 sales call per day, make 55. Work 10% harder and you will work your way out of a 7% slump.</p>
<p>Focus on what you can control &#8211; Don&#8217;t watch TV. Don&#8217;t listen to radio. Just work. I have yet to read an autobiography or a biography about a multi-millionaire and super-success mogul who has said, &#8220;The reason that I achieved so much in my career is that I watch the news every night and I adjust my marketing plans and overall business strategy accordingly.&#8221;</p>
<p>&#8220;Be greedy when the market is fearful.&#8221; &#8211; Warren Buffett &#8211; In a recession, purchasing advertising will be cheaper than ever. In a recession, you can buy investment properties cheaper than ever. Most people are part of the herd. Most people simply go where everyone else goes. The media tells people that the economy is bad, and thus the economy gets really bad because most people stop spending and stop investing, thus this creates a great opportunity for you to invest and purchase the things that your business needs to grow. When the economy is shrinking by 7%, this is great time to get aggressive</p>
<p>Don&#8217;t listen to the opinions of mediocre minds &#8211; Everyone has an opinion. In fact, people that have never achieved anything their business career are usually those that love to give huge amounts of advise to entrepreneurs. We all have an Uncle Larry or someone in our life that started a business that failed. Hence forth, Larry has made it his mission to let everyone know that &#8220;it is too risky to start a business.&#8221; If you want to get advise on how to achieve mediocrity go and ask mediocre people. If you want to achieve prosperity, go and ask people that have prospered.</p>
<p>Take advantage of cheap technology &#8211; Technology is getting cheaper everyday. Computers are getting cheaper. Technology is getting faster and cheaper all the time. I bought my first business computer, for my startup T-Shirt business for $3,000 in 1999. This computer had 333 Megahertz of Ram. It was awesome! Today, I could by a computer light years faster at Walmart for $500. My friends technology is getting cheaper, it is getting better and the recession has forced retailers to discount prices. Take advantage of it. E-mail marketing sure beats the heck out of the mailer-based marketing that I used to have to do. Search Engine Optimization sure is alot better than paying the $4,000 per month I used to spend on Yellow Page Ads. My friends, take advantage of cheap technology.</p>

<div><span style="font-size:small;">As an entrepreneur my job create sustainable and duplicatable businesses that make a great product that produces a generous profit. If I don&#8217;t create a product that people want, I have failed. If I don&#8217;t produce a profit, I have failed. Customers vote for their favorites in the great election of commerce by using their wallets. If they like my business they will pay me. If they don&#8217;t like our business and our product they will not. Really this is what capitalism is all about. So in the game of capitalism their are WINNERS and LOSERS. Some businesses will not make it and some will. I refuse to lose and you should refuse to loose to.</span></div>

<h2>To help you stay motivated on a daily basis I have put together the following checklist of daily action steps that you must take to achieve your success.</h2>
<p style="text-align:center;">Study the lives of <a href="http://www.fearsclark.com">successful people</a> &#8211; You must be a reading and learning machine. Study people that are successful and simply do what they did. Get up when they got up in the morning. Market how they marketed. Build systems how they built systems. Take their ideas and make them your own.</p>
<p>You must realize that no one cares about your success more than you &#8211; You have to quit looking to others for help. The government does not truly care whether your business succeeds or not. Your friends are not going to quit their jobs to help you with your business. You are not going to have people that are going to come in and save the day. You have to save your own day. You have to motivate yourself. You have to realize that you have to go through hell and back sometimes if you are going to grow and go to the next level.</p>
<p>Determine to not be like most people &#8211; Most people cannot afford to retire. Most people do not like their jobs. Most people are over weight. Most people are not successful. Countless studies have shown that 90% (or more) of all wealth is controlled by the top 5% of wage earners. Does this speak to some great social injustice. No! This speaks to the fact that 95% of people have no idea what they are doing. Determine to be in the top 5% of your profession. Decide to be at the top 5% of the food chain in all areas of your life. Strive to be the best and strive to do things differently than most people. Choose to be intentional about separating from the heard.</p>
<p>Only put good input into your brain &#8211; Your body and your mind will manifest both the good and the bad that you put it in. If you think about negativity, you will manifest negativity. If you watch nothing but the negative news, then you are going to think that the sky is falling. If you surround yourself with negative losers, winers, complainers and alibi makers then you are going to be in the same boat as them. Focus on only being near and around positive people. You can do it, but only if you are not putting negativity in your brain at all times.</p>

<p>Commercial real estate is any amount of property (land, building, house, apartment, shopping center, office, warehouse, etc&#8230;) that is owned for the purposes of producing an income. Commercial real estate includes the ownership of industrial complexes, office warehouses and apartment complexes. Today in the United States there is nearly $6 trillion of commercial real estate. Although this value constantly changes up and down based on the overall economy, property valuations and the dollar&#8217;s value adjusted for inflation.</p>
<p>Traditionally when people think about commercial real estate and owning it, they think about shopping malls, hotels, motels, office buildings, office &amp; warehouse combinations and strip mall shopping centers. However, commercial real estate also includes educational facilities, land, medical buildings and a large variety of other buildings that most people would never think of in the context of commercial real estate. The key words associated with determining whether a property can be considered to be commercial real estate or not is &#8220;income producing.&#8221; If a property makes the owner money, or was purchased to make the owner money, then it is commercial real estate. However, commercial real estate is not to be confused with &#8220;residential&#8221; real estate.</p>
<p>Residential real estate is property that is purchased for the purposes of living and &#8220;dwelling&#8221; in. On occasion apartment complexes are even considered to be residential real estate by some standards. Industrial real estate is real estate that serves as tghe location for the manufacturing of a product.</p>
<p>In terms of tracking the health of the nation&#8217;s commercial real estate market, this is often tough to do for numerous reasons. Commercial real estate is normally considered to be a &#8220;lagging indicator&#8221; which means that the value of commercial real estate does not rise and fall as quickly as other economic indicators such as &#8220;consumer spending,&#8221; &#8220;consumer confidence&#8221; and various other economic indicators. Think about it this way. When the economy is struggling, what happens first? Usually people stop spending when they are fearful of the overall economic prospects. After 911 happened, President Bush knew that the first sign of economic trouble would be shown in &#8220;consumer spending&#8221; and &#8220;consumer confidence.&#8221; Thus to keep the rest of the economy from experiencing a domino effect, he went out and told America to keep on spending to keep America rolling.</p>
<p>When historic events happen that impact the market, very few commercial real estate investors go out that same day and attempt to liquidate their holdings. Their are multiple reasons for this, but the main reason is that commercial real estate is not nearly as liquid as stocks and bonds and various other assets. Most brokers can help a client liquidate their holdings in a few hours, minutes or days. A well connected commercial real estate broker might be able to help a client liquidate his commercial real estate holdings in a period of months. Essentially, commercial real estate is slow to react to economic downturns and upturns. Commercial real estate is a long-term investment made by the patient investor seeking to earn a long-term semi-passive income stream.</p>

<p style="text-align:left;">By the very definition of the word, and &#8220;entrepreneur&#8221; is A PERSON who organizes and manages any enterprise, esp. a business, usually with CONSIDERABLE INTIATIVE &amp; risk. Whenever I hear the word, &#8220;entrepreneur&#8221; I instantly think of ONE WHO TAKES CONSIDERABLE INITIATIVE to forever change the course of his or her destiny.  To me, the &#8220;considerable risk&#8221; portion of the definition just goes with the territory, but it is really nothing to be celebrated.</p>
<p style="text-align:left;"><strong>Why do some many entrepreneurs fail?</strong></p>
<p style="text-align:left;">People that start a business because they want to &#8220;work for themselves&#8221; or because they &#8220;don&#8217;t feel appreciated&#8221; almost never make it as an &#8220;entrepreneur.&#8221; Being an entrepreneur has very little to do with working for yourself. In fact as an entrepreneur you spend almost every waking hour of your life during the start-up phase working for THE CUSTOMER. In fact the customer is a brutally honest boss who is not worried about hurting your feelings like a typical boss would be. As Sam Walton wrote, &#8220;customers vote with their dollars.&#8221; So in this big election of commerce, if you want to win some votes and to cash in on election day, you had better make sure that your customers like you. And trust me, they will not like you if you do not consistently over-deliver.</p>
<p style="text-align:left;"><strong>What does it mean to &#8220;over-deliver&#8221; and what does over-delivering have to do with &#8220;TAKING CONSIDERABLE INITIATIVE?&#8221;</strong></p>
<p style="text-align:left;">To over-deliver, simply means that you take the time out of your schedule to wow the customer and to exceed their expectations. If you are cab driver, your customers expect you to drop them off in a safe and timely manner. However if you wore a tuxedo, if you pampered them by letting them choose the music selection and if you gave them refreshments while you drove, how much more would you get tipped? If you cut hair, the customer expects you to cut their hair the way the want it. But if you took the time to massage their head, to get to know them, to shine their shoes and to give balloons to their kids who are waiting patiently how much more would you get tipped? If you own your own small or medium-sized business, the question is really simple, &#8220;what can you do to systematically exceed your customer&#8217;s expectations everytime?&#8221; Asking the question is the easy part however. It&#8217;s taking intiative that gets tough. I mean think about it, you would actually have to emotionally prepare yourself to do more than you are paid to do. And if you left your job to go work for yourself, you probably &#8220;hated doing work that I don&#8217;t get paid to do&#8221; right?  Maybe not? Maybe this wasn&#8217;t you? Maybe you are the guy or girl that constantly exceeds expectations and you are ready to take the CONSIDERABLE INITIATIVE needed to be a success as an entrepreneur.</p>
<p style="text-align:left;"><strong>Any Jack-Ass can take CONSIDERABLE RISK.</strong></p>
<p style="text-align:left;">If you are a human, or a jack-ass (a mule) or pretty much anything with a pulse you can take &#8220;CONSIDERABLE RISK.&#8221; I don&#8217;t know whether that makes you an entrepreneur. Michael Vick took considerable risk when starting up his dog fighting company, was he an &#8220;entrepreneur?&#8221; Braylon Edwards, the moron wide-receiver and prolific drinker who plays for the New York Jets takes &#8220;considerable risk&#8221; when he drives drunk, is he an &#8220;entrepreneur?&#8221; My friends, taking risk will not make you a success. Working for yourself will not make you a success. To be a successful entrepreneur, you must be an ACTION ORIENTATED PERSON WHO IS OBSESSED WITH TAKING THE PERSONAL INITIATIVE NEEDED TO GET THINGS DONE AND TO EXCEED YOUR CUSTOMER&#8217;S EXPECTATIONS DAILY.</p>

Something terrible happened. His roommate and life-long best friend Mark DePetris would be killed in a sudden car accident. <p><span style="font-size:x-small;"><em>A parody song which spoke truth about the blatant injustices experienced on a daily basis by the campus body attending ORU at the time&#8230;and although the song was song well-received by Richard, and Lindsey&#8230;the ORU students enjoyed the hell out of it&#8230;and </em></span><a href="http://www.makeyourlifeepic.com/"><span style="font-size:x-small;"><em>Clay&#8217;s</em></span></a><span style="font-size:x-small;"><em> dismissal from ORU only served as fuel for the young &#8220;Caucasian Sensation.&#8221;</em></span></p>
<p><a href="http://www.makeyourlifeepic.com/"><span style="font-size:x-small;"><em><img src="http://djconnectiontulsa.com/imgUL/SCANclayvisLIFT2.jpg" border="0" alt="" /></em></span></a></p>

And after reading that book it was decided&#8230;DJ Connection would be the best DJ service ever.</em></span></p>

And her name was Vanessa Clark. And oh Vanessa would change him for the better. <p>   Talk to any business owner 6 months before his lease expires, and you will discover someone asking themselves, &#8220;should I stay or should I go?&#8221; And that is a great question. Over the course of this article we will delve into the 6 questions you need to ask yourself before you sign (or renew) a <a href="http://www.fearsclark.com/">commercial lease in Tulsa</a>.</p>
<p>Question 1 &#8211; &#8220;Does this current location (landlord) provide me with enough real estate to grow my business?&#8221;</p>
<p>It might seem a little strange, but over the years I have met numerous business owners who have actually changed and adjusted their business growth models to accomodate outdated leases that have trapped them in a commercial office location that is too small for their business needs. Don&#8217;t be that guy. Don&#8217;t be that company. Don&#8217;t limit your growth to accomodate a location that is too small for your needs.</p>
<p>Question 2 &#8211; &#8220;Does the lease penalize me for honoring the terms of the lease?&#8221;</p>
<p>It&#8217;s amazing, but numerous lease agreements signed in <a href="http://www.fearsclark.com/">Tulsa</a> every year, allow for incremental increases that far exceed any 2 ot 3% adjustments needed to keep pace with the every pressing government caused inflation. Many building owners will actually move as many tenants as possible into their building &#8220;at a low rate&#8221; to fill up their building and to &#8220;stage it&#8221; for the prospective buyers they have in mind. And there is nothing wrong with filling up a commercial building. In fact that is the point of owning a commercial building. But<br />
the issue comes when you find yourself paying 5% and 10% annual increases. The problem comes when you find yourself being hit with $2,000 &#8211; $5,000 of pro-rated building improvement costs. When the office building owner decides to install a new air conditioning unit in your 11 story tower and a new security system to provide the ammenities that they promised to begin with, it is not very exciting to discover that you will now be accessed<br />
a $3,000 charge to cover your percentage of the improvement costs. Many landlords play the game of penalizing their faithful tenants. Because the building owner has failed to get personal guarantees out of this tenants, and because he has failed to research the business plans, credit scores and backgrounds of his tenants, these kinds of landlords will then look to their good tenants to make up for the short fall. This is not good, but this can and will happen if you sign a bad lease agreement. Trust me. I have signed a bad lease agreement<br />
before.</p>
<p>Question 3 &#8211; &#8220;Should I consider moving downtown?&#8221;</p>
<p>To put it bluntly, Tulsa&#8217;s downtown has been dead for almost 20 years.
