Sales 101: How To Establish Rapport With Anyone

Whether we like it or not, in the world of business who we know and what they think of you really does matter and your ability to build rapport or your ability to repel people might just be the difference between you succeeding or failing in your next business venture. Have you ever met the genius with 4 degrees, a doctorate and enough brain power to construct a nuclear submarine using spare parts he found around the house, but without enough communication skills to get a date if his life depended upon it? Oh course you have. We all have. Maybe, we’re your that guy. Maybe your the one who knows it all, but can’t seem to get anybody else to buy or products or services.
Why is that? Why are you getting rejected by all of your business prospects? It may just be because you are not yet skilled at building rapport. However, rest assured after reading and implementing the practical action steps found in this article you may find that you might just be on your way to winning more friends and influencing others immediately.
Step 1: Your first impression must be unforgettable.
We all know that you only get one chance to make a first impression, so make your first impression the best it can be. Do people meet you and think, “Wow, he smelled like cheese and his shirt didn’t match his pants?” Or do they think, “This guy dresses like a million bucks, I wonder what he does for a living? He must be doing something right?”
Dress professionally. Smile. Make eye contact when you greet people. Shake hands firmly. Don’t shake hands like you are that sweaty uncertain guy. That clammy hands and weak shake thing really freaks many people out.
Step 2: Find a common denominator quickly.
What do you share in common with the person that you are meeting? Are you both Packer fans? Are you both experiencing man crushes on Brett Favre? Are you both in the same line of work? Do you like his glasses? Are you both dating the same woman (just kidding)? Seriously though. You have to find a reason to connect. Did you go to the same college? Are you from the same state? Are you both from the south? Do you both live in the same part of town? Find something and discuss that. Bring that up as a conversation starter with statements like, “So Roy, I heard that you are also from Michigan…I’m also from there. What do you like most about Michigan?”
You must find common ground and then keep finding common ground until your prospect has warmed up to the point that they no longer think that you are a troll.
Step #3: Make sure to use the other person’s name in conversation as much as possible without sounding like a stalker.
For some reason or another we all love to hear our names. We all love the sound of our names and we love it when people call us by our names. “Excuse me John, but aren’t you the guy that I read that great article about in the Dallas Morning Star?” Oh John loves it when you say things like that to him.
Step #4: Sincerely compliment that person.
When meeting someone new for the first time, it is absolutely essential that you find something positive to say or to compliment them about. If you love their hair, tell them. If you love their glasses tell them. If everything about them irritates the heck out of you, but you really like their shirt, you must tell them. The rule here is simple. Find one thing that you can sincerely compliment them about during the early stages of the conversation and you will be good to go. If you compliment them about something that you don’t sincerely mean you will either come across fake or insincere. Telling someone who is bald that you like their hair is not a good thing to do.
Step #5: Follow up with the person that you have met with a handwritten note or personal communication.
We all meet new people everyday and then we forget them. We all meet new people at church every Sunday and then we quickly forget them, but how many of us actually take the time to follow up with a new contact? When you follow up with a new contact you are automatically breaking yourself out of the mental clutter that we all experience on a day to day business. Unless you are a troll living in your mom’s basement, chances are you are meeting a few new people every day for 5 minutes or less. But how many of those people do we actually ever follow up with to nurture that relationship. I am telling you from personal experience building a wedding empire out of my dorm room and home office. Everyone will eventually need your services or the services and products of someone you know in the near future. Follow up with new contacts and earn more and more loyal customers.
Step #6: Set up a follow up meeting for coffee or lunch (and agree to “buy them lunch”).
As the part owner of a real estate firm and the business coach, sometimes I feel like drinking coffee and eating lunch is all I want to do. When we are networking with a big real estate client, we always end up going to drink coffee or to eat lunch because people do not want to do business with people that they cannot trust. And for some reason, setting an appointment for a set time to meet with someone for lunch and witnessing their on-time arrival and meal manners builds trust with people. Don’t get mad that you now have to take all of your new clients out for lunch, just get hungry and take people out for lunch.
